Emotional Support Animal (ESA) Evaluations
An honest, multi-session clinical assessment to determine whether an ESA letter is right for you — for Virginia and South Carolina residents.
An Emotional Support Animal is an animal that helps ease symptoms of a mental or emotional health condition in your home — not a service animal with public access rights. Because a valid ESA letter must reflect a real clinical determination, I complete a full 4-session evaluation before writing anything. Nothing here is a rubber stamp.
What an ESA is — and isn’t
An ESA letter supports a reasonable housing accommodation under the Fair Housing Act — living with your animal free of pet fees or breed restrictions.
ESAs don’t have the same rights as service animals to accompany you into stores, restaurants, or other public places.
Most airlines now treat ESAs as pets for cabin travel. Check your airline’s policy before you fly.
How it works
Confirm you’re a Virginia or South Carolina resident and meet the checklist before you book.
Complete payment securely, then you’ll be taken to schedule your 4 weekly sessions.
You’ll meet at the same day and time each week for four sessions.
Once your evaluation is complete, you’ll receive a determination — and, when appropriate, your ESA letter.
Check your state’s qualifications before you book
I’m licensed in Virginia and South Carolina, so I can only evaluate residents of those two states. Start with the general list, then confirm the details for your state.
- ✓ You’re 18 or older.
- ✓ You live in Virginia or South Carolina.
- ✓ You’re seeking an ESA letter for housing, not public access.
- ✓ You have a mental or emotional health condition that substantially limits at least one major life activity.
- ✓ Your animal’s presence meaningfully eases the symptoms of that condition.
- ✓ You’re ready to complete the full 4-session evaluation — no instant letters.
- You reside in Virginia at the time of your evaluation.
- Virginia law (VA Code § 36-96.3:1) requires ESA documentation to come from a provider with a “therapeutic relationship” with you — which is exactly why this is a 4-session evaluation, not a one-click form. That relationship is established by the time your evaluation is complete.
- Telehealth is fine — no in-person visit required.
- You reside in South Carolina at the time of your evaluation.
- South Carolina doesn’t have its own separate ESA statute, so federal Fair Housing Act rules apply: a licensed mental health professional’s letter must confirm your disability and your need for the animal.

- ✗ You need the animal to accompany you in public — that’s a service animal under the ADA, a different process.
- ✗ You want a guaranteed or same-day letter without a real evaluation.
- ✗ You live outside Virginia or South Carolina.
What you’ll receive

- When clinically appropriate, a dated ESA letter on letterhead, signed by a licensed professional.
- If it’s not appropriate, an honest explanation and your options — I won’t write a letter that isn’t clinically supported.
